The Candidate and Responsibilities

The Real Estate Accountant position is based out of Vancouver. 

 

Applicants for this position will be self- motivated individuals with a high degree of initiative and will possess strong interpersonal skills, be attentive to detail, and able to build trusting relationships. The candidate will work in a team setting and will report directly to the Senior Manager, Real Estate Accounting, and work in conjunction with all other departments in the company.

 

The Real Estate Accountant will be responsible for managing the monthly full cycle accounting process for a portfolio of assets which includes both income producing and development properties.

 

The main responsibilities of this role include:

 

Monthly Accountabilities

  • Produce monthly financial statements and supplementary reporting as required
  • Prepare monthly journal entries, adjustments and accruals
  • Ensure all GST and other legislated taxes and assessments are reconciled and remitted
  • Monitor cash positions, prepare bank reconciliations and property level cash forecasting
  • Prepare and manage job cost reporting for development projects including preparation of monthly draws
  • Post monthly rent charges and process tenant payments
  • Monitor and review monthly receivables for accuracy, adjustments, and/or corrections
  • Ensure all tenant administration duties are processed per documentation as required
  • Review of financial aspects of lease setup and preparation of rental advice notices
  • Monitor and review accounts payable coding for accuracy and commit payments
  • Prepare and update monthly report to internal parties
  • Provide financial and analytical assistance to internal parties
  • Prepare quarterly internal management reporting package

 

Annual Accountabilities

  • Complete year end operating cost adjustments and tenant billings for assigned properties
  • Responsible for completing accounting portion of assigned property budgets within agreed upon deadlines
  • Assist in the preparation of supporting working papers and documentations for year-end audit process and tax filing process

 

Other Accountabilities

  • New property set up, analysis, and follow up of outstanding issues as required
  • Assist with property sale and disposition of assets in assigned portfolio, including assisting with preparation of final operating statements, fund distribution, GST reconciliation, and any other relevant closing duties
  • Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties
  • Technical accounting issue analysis for assigned properties
  • Input / feedback for improving procedures and initiating quality and efficiency enhancements
  • Assistance with system upgrades and improvements in relation to assigned assets
  • Efficient and effective communication, in a professional manner, with all HP employees

 Competencies, Qualifications and Required Experience


  • Minimum 3 years accounting experience; minimum 2 years real estate accounting experience (either property accounting or development accounting)
  • Development accounting is a strong asset
  • Completed the Canadian Chartered Professional Accountants (CPA) program is a strong asset
  • Knowledge of Yardi 7s is a strong asset
  • Advanced skills in MS Office (Word, Excel, PowerPoint and Outlook)

Our compensation package includes a competitive base salary, a cash bonus, and a potential Long-Term Incentive program.  We also offer an extended benefits plan, internal corporate training, and support for education.
