The Candidate and Responsibilities

The Vice President of Development position is based out of Vancouver.  Applicants for this position will be self-motivated individuals with a high degree of initiative and will possess strong interpersonal skills, be attentive to detail, and able to build trusting relationships. The candidate will report directly to the Partners and work in conjunction with all Departments.

The Vice President of Development will be active in the following primary responsibilities both in an individual and senior management team setting:


  • Is involved in company-wide discussions on performance, planning, and execution.
  • Is a Corporate Culture champion by supporting and settling the tone of company culture. 
  • Provide long-range strategic direction and the overall execution of the business, departmental(s) and corporate plans.
  • Motivate and lead the development of new process, tools and methods for dealing with complex and cross-departmental activities.
  • Train Hungerford Properties people on corporate and Development related topics.
  • Ensure high level of engagement of all teams with direct or indirect interaction.
  • Create formal internal and external networks with key decision makers related to Development and serve as external spokesperson for Hungerford Properties.
  • Set vision and direction through resource allocation decisions (role, responsibilities, capacity, organization, prioritization) for Development.
  • Creates, analyze and monitor Development metrics.
  • Accountable for process efficiency for Development.
  • Attract and select diverse and high caliber talent for Development and the company
  • Ongoing People Performance Management and People Career Development


Department Accountabilities

  • Be accountable for in depth expertise and guidance on acquisition strategy, detailed due diligence and underwriting. Commitment to following Hungerford's team-based acquisition process.
  • Lead a team of experienced development professionals ensuring proper coaching, mentorship, role clarity, priority setting, and staff engagement. 
  • Responsible for departmental business objectives and key performance indicators for development projects (timeline, budget, returns, quality metrics for example). 
  • Responsibility for the design, product definition, and approvals of a variety of complex developments across Canadian markets and across a wide variety of asset classes. 
  • Responsible for external strategic relationships required for successful project delivery.
  • Accountability for accurate and high quality internal and external reporting and analysis.
  • Direct and advise on matters of technical development skills - across disciplines such as code, environmental, geotechnical, M&E, structural and core functional requirements of ground up development and refurbishment projects.
  • Hold consultants and project team accountable to ensure design risks are accurately identified; This requires a clear understanding of how design decisions can impact budget.
  • Demonstrate leadership in ensuring effective relationships and collaboration with internal Acquisition, Finance, Accounting, Legal, Construction, Asset Management, Property Management, Sales and Marketing Teams throughout the development cycle.
  • Provide timely and accurate direction to external consultants and Senior Management.
  • Support the Director of Planning to manage political risks and oversee all government approvals such as rezoning, development permits, OCP amendments, building permits and senior government approvals.
  • Support the Director of Construction to oversee the construction and site execution of projects.
  • Manage and develop the Development team members to lead site inspections, chair project and site meetings, initiate value engineering and manage issues between sub-trades, consultants and construction teams.
  • Oversee the maintenance and if necessary, refinement of industry best practices in company
  • Development process and training.
  • Other responsibilities as required.


Knowledge, Credentials and Required Experience

  • Evidence of successful progression within a property development environment with 15+ years of experience in the development process of residential multifamily, industrial, office, retail, and/or mixed-use projects.
  • Experience as a senior decision maker in an [institutional] developer environment with responsibility for a large number of development projects and development team.
  • A track record of successfully managing complex and challenging projects throughout the entire investment cycle of assets.
  • Able to display an entrepreneurial mindset and a strong understanding of the development business, risk/return tradeoffs.
  • Relevant post-secondary education such as Architecture, Engineering, Construction, Commerce with a concentration in Real Estate or Urban Land Economics.
  • Relevant local market knowledge and passionate about real estate development and construction
  • Frequent Travel in Canada required (rarely overnight).


  • Proven experience in managing large teams.
  • Recognized expert in the Real Estate industry.
  • If necessary, ability to perform financial modelling, risk assessment.
  • Results oriented, process minded, accountable and inspirational leader.
  • Proven record to build-up and a develop high performance team.
  • Self-motivated and possesses a high level of professionalism.
  • Strong computer skills including Word and Excel.
  • Strong verbal and written communication skills with the ability to work effectively in an individual setting.
  • Excellent work ethic and attention to detail.
  • Car is required to facilitate responsibilities.
